The 5-story MFA neighbor would become the 19-story MFA neighbor according to the developer’s plans

A 5-story apartment building dating back to 1910 at 409 Huntington Ave. in the Fenway will receive 14 new floors as part of plans submitted to the BPDA last week.

In its filing, the Slater family’s Tremont Asset Management says the way it will add 100 new apartments to what is now a 57-unit apartment building across from the MFA will “preserve the original and historic character of the site.”

The building, originally designed as an apartment building and later used as a North East dormitory, will feature a mix of studios and one and two bedroom apartments. He says he will work with city and state grant and credit programs to try to increase the number of city affordable units required from a minimum of 13% to at least 18%.

The ground floor is expected to include street-level enabled retail space along Huntington Avenue and, in conjunction with these improvements, the Huntington-Hemenway Shopping Center on the corner of the site has the potential to be included in ground level and open space activation. areas. The Fencourt Road right-of-way will provide the only means of vehicular access to the site for loading, garbage collection and parking. A fully automated car lift will transport vehicles to a 50-space underground car park.

Tremont adds that as part of the project, he will commit $1 million to the Benjamin Franklin Institute of Technology and create an “internship” program that will bring 12 Franklin students per semester to the job site to learn firsthand about HVAC and electrical construction and installation and construction management.

Tremont expects construction to take 30 months once it gets approval from various city councils, including the BPDA and the zoning board.

In addition to working to protect neighboring 407 Huntington, with which the building shares a firewall, Tremont contractors will need to dig about 23 feet below the current building to install carpet to help support the new floors.
