New residential developments underway meet demand for housing in New Bern


As the city of New Bern begins work on a redistribution plan, the council of aldermen reviewed all residential developments currently under consideration or under construction at their June 29 meeting.

From 2012, the last New Bern redistribution, to 2020, the City issued 1,794 housing permits, both single-family and multi-family.

As the housing stock fell 13.4% from April to May this year and demand remains stable, New Bern needs more options.

There are currently 13 residential developments under construction in the New Bern area.

Single-family developments

Located six miles from downtown New Bern, 104 new homes are being built in Lake View subdivision 116. The community includes a 14 acre lake and three to five bedroom floor plan options.

Rising blue waters

With prices starting in the $ 100 and floor plans ranging from 1,583 to 3,053 square feet, 267 new homes are under construction at Blue Water Rise.

Green park / Bayberry

A community within Carolina Colors offering smaller, easier to maintain lots, Bayberry Park is adding 77 new homes to its inventory.

Derby Park Phase 7

5 km from Tryon Palace, 68 houses are under study for phase 7 of the Derby Park subdivision.

Tyler-Home on the Lake

A total of 337 homes are approved for the Tyler-Home on the Lake community. Built around a 61-acre lake, the DR Horton development features a pool center and two miles of walking trails.

Beautiful Oaks

With an average sale price in the 180s, 60 new homes are under consideration for the Belle Oaks subdivision off of Highway 17.

Western New Bern

Heralded as “the next direction of life in Carolina,” West New Bern’s first single-family community will be completed later this year and includes 63 homes.

Highland Village Apartments

Located off Trent Road, Highland Village Apartments is a 60 unit complex under review.

Apartments 801 Avenue de la Caroline

The affordable $ 13 million apartment complex, 801 Carolina Avenue Apartments, has 84 units under construction after construction began in October 2020.

Hudson at Carolina Colors Apartments

Hudson Capital Properties has recognized the need for apartment rentals with the expansion of the Cherry Point and CarolinaEast Medical Center facilities. Located across from downtown Carolina Colors, 360 units are being considered for The Hudson.

The Hudson arrives at Carolina Colors and will have 240 apartments in its first phase as well as a clubhouse.

Carolina Colors Independent Living

Also under construction at Carolina Colors is a 155-unit senior apartment complex.

Tate Commons Apartments

Down the road from Famous Restaurant & Baking Company, Tate Commons Apartments has 58 one to three bedroom apartments under construction.

Apartments Comète

Comet Apartments is the first neighborhood in West New Bern to be introduced, with an open house scheduled for August 4th. The 224-unit complex also has its own clubhouse.
