Demand for commercial real estate drives construction of two new business parks

Construction work has begun on 16 speculative commercial units to meet the strong demand for small to medium sized commercial properties in the Doncaster area.

Developer Priority Space, backed by HG Sites, is behind the new builds of Platinum Park and Jubilee Park – named for the Queen’s 70 years on the throne, and Doncaster has been granted city status to mark this occasion.

The twin developments, off First Avenue, stand on a 4.8-acre site next to Priority Space’s existing 12-unit Avro Park, which was completed in 2019 and is now fully occupied.

The new parks will offer 13 other smaller properties for industrial and logistics use, ranging from 1,750 square feet to 5,800 square feet, as well as three larger units, designed to meet the growing demand from SMEs for units with more space. storage space and capacity. These will measure 13,000, 16,000 and 30,000 square feet.

Once the new development is delivered, Priority Space and HG Sites will have invested £12 million in this site and created over 120,000 square feet of industrial space on 6.3 acres.

Priority Space Director Lee Buchanan said: “We are very proud of our commercial property investment in Doncaster and look forward to completing this development.

“We are delivering three properties slightly larger than our usual units in this second phase to meet growing demand from businesses in the online retail and specialist supply sectors.

“They need somewhat larger warehousing and distribution bases to successfully run their business.

Completion of all units is expected in spring 2023. The development site is 10km south of Doncaster city center and close to the M1 and M18 motorways.

Applications to purchase the Platinum Park and Jubilee Park properties are currently being taken by Commercial Property Partners and Knight Frank.

Rebecca Schofield, Partner and Head of the Yorkshire Industrial Team at Knight Frank in Sheffield, said: “There continues to be a real shortage of small and medium sized units in the region and Priority Space is supplying much needed products to the market. .

“There are good levels of demand for units finished to modern specifications and suitable for a variety of uses.

“In addition, the units are available for sale which is particularly unique and will be attractive to both the homeowner and the investor market.”
