Bette Midler and Julianne Moore topped July sales

Bette Midler and Julianne Moore shared the headliner in July among New York City real estate closings.

Ms Midler and her husband, Martin von Haselberg, sold their longtime home, a completely renovated triplex overlooking the Central Park Reservoir on the Upper East Side, for $ 45 million, almost two years after its registration. The transaction was the most expensive for the city.

The sale of Ms. Moore’s house took much longer. His renovated West Village townhouse, which sold for $ 15 million, and was included in the biggest buys of the month, had been on and off the market for over a decade.

The two artists’ transactions were part of a busy month of closings, reflecting New York’s continued strong rebound from the pandemic. In the second quarter alone, closed sales hit their highest quarterly total in six years, according to the latest Douglas Elliman Report.

The second sale of the month, at just under $ 32 million, was a four bedroom, five and a half bath unit on the entire 86th floor of 157 West 57th Street, aka One57, in Midtown. The anonymous buyer got a good deal: the original sale price in 2015 was $ 47.4 million.

Other notable closures in July included the purchase of one of the penthouses at 15 Hudson Yards, the glass skyscraper that was the first residential building to open in the megaproject. TO $ 22 million, the four-bedroom, five-and-a-half-bath duplex was the biggest sale to date in the building, which is located at West 30th Street. The buyer used Hudson Yards Penthouse 88A Limited Liability Company in the transaction.

At TriBeCa, Isabel Rose, writer, performer and member of the prominent Rose real estate family, sold her apartment, while John Franco, a former Mets pitcher, and his wife, Rose Franco, bought a brand new one.

On the Upper East Side, Roger Hertog, the conservative financier and philanthropist, sold his co-op. Gayfryd Steinberg, wife of prominent corporate raider Saul Steinberg, has sold his brownstone. Also: The estate of Eric Bentley, the theater critic and playwright who died last year at age 103, has found a buyer for his Upper West Side apartment.

Mrs. Midler’s triplex, atop the brick-and-limestone co-op building at 1125 Fifth Avenue and 94th Street, which sold for $ 45 million, was initially on the market for $ 50 million in September 2019. The sprawling apartment had served as a home for performance artist Ms Midler and Mr von Haselberg since 1996, and it was there that they raised their daughter, Sophie.

The penthouse, a combination of two units, has approximately 7,000 square feet, plus 3,000 square feet of landscaped gardens with stunning views of the grounds and the midtown skyline. There are four main bedrooms and six and a half baths, as well as a home gym which could be converted into a fifth bedroom. The unit also has three wood-burning fireplaces and a library / music room encompassing the top floor.

The parental suite contains a large dressing room; a small beauty salon; two hammams; and the gymnasium. One of its two bathrooms has a Japanese hinoki wood bathtub.

Ms Midler, a singer and actress whose numerous awards include three Grammys as well as a Tony for her performance in “Hello Dolly!”, Called the apartment a “country house in town”. One of his favorite pastimes was bird watching.

The apartment, under contract since February, was purchased through the 1125 Residence Trust.

Mrs. Moore Townhouse at 335 West 11th Street, which sold for $ 15 million, was first marketed in 2009 for almost $ 12 million, six years after buying it for $ 3.5 million when it was a building. She and her husband, Bart Freundlich, writer and director, spent around 18 months converting it back into a single-family residence, with the help of her brother-in-law, the architect. The house has been on and off the market a few times over the years; it was sold under an apparent private deal to a buyer using the limited liability company aptly named 335 11th Street.

The five-story, red-brick Greek Revival structure, with a classic stoop, was built in 1839 between Washington and Greenwich Streets. It is currently configured with a master suite encompassing the third floor, two bedrooms on the fourth floor and a home office and large family room on the upper level. Ms. Moore has moved the kitchen from the garden level to the living room level above.

The house holds many memories for Mrs. Moore and Mr. Freundlich, who lived there with their two children, Caleb and Liv. The couple married in the 49-foot-long back garden, according to a 2017 profile of the house in Architectural summary.

Ms. Moore, who has appeared in numerous films, won the Oscar for Best Actress in the film “Still Alice”.

At TriBeCa, Mrs. Rose sold her apartment at 90 Franklin Street, Church Street, aka Franklin Tower Condominium, for 10 million dollars. She first released it six years ago for $ 14 million.

The 5,027 square foot unit has five bedrooms and four and a half bathrooms, a spacious kitchen-dining room, a laundry room and a playroom. The master bedroom has a private bathroom, a dressing room and a separate living room.

Throughout the loft-style home there are mahogany floors, 10-foot beamed ceilings, and several oversized windows that offer views of the city skyline. The buyers were listed as Scott and Rachel Yedid.

Ms Rose, heir to real estate fortune Rose Associates (the company builds and manages apartments throughout the city), has a full resume that includes a cabaret performer, screenwriter and novelist (she wrote “The JAP Chronicles” ). In 2017, she made headlines with an open letter about her transgender daughter after President Trump rolled back federal protections for transgender students.

Several blocks, at 111 Murray Street, a 64-story, 157-unit glass skyscraper, the Francos paid nearly $ 7.5 million for a 2,934 square foot sponsor apartment with three bedrooms and three and a half bathrooms. Mr. Franco, who had previously owned a estate in Staten Island, was a relief pitcher from 1984 to 2005, most of the time with the Mets. He was also a four-time All-Star player.

Mr. Hertog obtained $ 15.5 million for his 13th-floor co-op at 1040 Fifth Avenue, a 17-story limestone building between 85th and 86th Streets, designed by renowned architect Rosario Candela. The building has hosted a host of prominent residents over the years, including Jacqueline Kennedy Onassis.

The apartment has four main bedrooms and five bathrooms, as well as staff quarters next to the spacious kitchen-diner and utility room. And there are wood-burning fireplaces in the living room and library.

Mr. Hertog, financier and philanthropist, was also a founding partner of investment firm Sanford C. Bernstein & Company. The buyer used the limited liability company 1040513A in the sale.

Still on the Upper East Side, Mrs Steinberg sold her brownstone at 46 73rd Street, near Central Park between Madison and Park Avenues, for $ 11.6 million. The purchaser was listed as Rosy Path, LLC.

Twenty feet wide and five stories high, the house spans approximately 8,310 square feet and has a 20-by-20-foot back garden. There are five bedrooms and five and a half baths, as well as a finished basement with an additional sleeping area, utility room, gym and pantry. The master suite, which occupies the entire third floor, has two bathrooms and a walk-in closet.

Ms Steinberg, who bought the brownstone in 2002 for $ 5.3 million, put it back on the market almost two years ago for as much as $ 18.8 million. She was married to Mr. Steinberg, the financier, from 1983 until his death in 2012.

Mr. Bentley’s Estate sold his apartment at 194 Riverside Drive for $ 4.4 million, almost a year after his death. The sprawling co-op, which could use a bit of TLC, is one of the last remaining units in the pre-war building with the original layout. It contains five bedrooms and three bathrooms.

Mr. Bentley wore many hats during his life of more than a century: he was a theater critic, playwright, director, singer and author.

David E. Pozen and Jessica Ulman-Pozen were the buyers.

And at the end of the month recorded closures: Real estate developer Ryan Jackson and his wife, Kay Jackson, stylist, bought a brand new penthouse at 30 Park Place for $ 18.4 million. The estate of Anne Marie Aberbach sold their cooperative at 812 Park Avenue for $ 5.3 million; she was married to Julian J. Aberbach, who owned the publishing rights to the music of Elvis Presley.
